ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:
Real Estate – Draft and Negotiate Real Estate Related Documents – 75%
Independently, but under the guidance of senior legal management:
- Assist with drafting and negotiating documents for complex real estate transactions.
- Provide legal and strategic business support to senior legal management in various real property related matters such as assisting in the formation of deals prior to and during LOI negotiation.
- Communicate with senior management in various settings to report on progress of the various projects at any given time.
- Review Purchase and Sale Agreements, due diligence, monitor contingencies, review and prepare title objections, survey and environmental reviews and closing documents.
- Provide legal support on closings and complete post-closing documentation and administration.
- Review, negotiate and monitor agreements with developers, approval of conditions required prior to draw disbursement and developer payment.
- Assist with reviewing title policies and ALTA surveys for conformance or to determine the company’s right and obligations.
- Assist with zoning compliance, re-zoning applications and obtaining construction permits.
- Review requests for legal documents from various departments or provided forms and follow up with department representative to clarify scope of projects.
- Prepare or revise documents to address all legal and business concerns important to the department representative and the Company.
- Negotiate the open business and legal points with the other party’s legal contact and obtain appropriate internal approvals of negotiated solutions with department representative and legal management.
- Revise document based on negotiations and direction from department representative and legal management, as necessary.
- Review executed document to ensure the form and content reflects negotiations and approvals and commence document execution process. If through this review and execution process language or exhibits need to be changed, obtain necessary approvals prior to execution by the Company.
- Assist senior counsel with research and document preparation related to acquisitions and dispositions such as preparing and sending notices and requesting estoppels.
Leasing - Draft and Negotiate Lease Related Documents - 25%
Independently, but under the guidance of senior legal management.
- Review document requests assigned by senior legal management, verify inconsistencies on such lease requests with leasing representative(s) and/or legal management and obtain all required approvals.
- Prepare lease document based on the request, gather information needed, research and incorporate prior negotiated language (confirm any nonconforming language with the leasing representative and legal management) and include all necessary language to address all issues.
- Review tenant comments/requests.
- Discuss business points with leasing representative and offer suggestions to address both tenant’s concerns and the Company’s interests.
- Negotiate the open business and legal points with tenant’s legal contact and obtain internal approvals of negotiated solutions with leasing representative (or senior leasing management, if applicable) and senior legal management, as necessary.
- Revise lease document based on negotiations and direction from leasing representative and senior legal management, as necessary.
- Review tenant executed document to ensure the form and content reflect negotiations and approvals and commence document execution process. If through the review and execution process any language or exhibits need to be changed, then obtain necessary approvals prior to execution by the Company.
- Assist with due diligence related assignments (estoppels, exclusive/prohibited uses review, lease abstracts, etc.).

REQUIRED EDUCATION AND EXPERIENCE:
- J.D. from accredited law school.
- Licensed to practice law in one state.
- 5 to 7 years of handling commercial real estate transactions and drafting and negotiating retail leases and ancillary lease documents.
LOCATION
- Strong preference for candidates in Greensboro, North Carolina or the surrounding areas but remote candidates with relevant experience are welcome to apply!
HIRING RANGE DISCLAIMER
The base salary range represents the low and high end of the hiring range for this position. Actual salaries will vary depending on factors including but not limited to location, experience, and performance. The range listed is just one component of Tanger's total compensation package for employees.
Hiring Range: $99,000 - $150,000 per year
